Hard Money Lender Service of Orlando (“we,” “us,” or “our”) is a website operated by Lead Skills, LLC that provides a lead-generation service connecting consumers and real estate investors with participating hard money lenders who may be able to offer financing. We are not a lender. We do not make credit decisions, set rates or terms, or fund loans.

Because we collect financial information in connection with a consumer's request for financial services, our handling of that information is subject to the Gramm-Leach-Bliley Act (“GLBA”) and its implementing regulations, including the Privacy Rule and the Safeguards Rule. This Privacy Policy describes the categories of information we collect, how we use and share that information, and the choices you have.

By using this site or submitting information through any form on it, you agree to the practices described in this Privacy Policy.

We collect the following categories of information from and about you:

• Identifiers — your name, email address, phone number, and similar contact details you provide.
• Property and investment information — the property address or location of interest, property type, purchase or refinance purpose, loan amount requested, timeline, and other details about the transaction.
• Financial information — information you provide in connection with your financing inquiry, which may include estimated credit range, real estate experience, source of down payment, or similar details.
• Usage data — IP address, browser and device information, pages viewed, referring URL, and similar analytics data collected automatically through cookies, pixels, and server logs.
• Communication records — records of your communications with us, including form submissions, emails, SMS messages, and call information, along with consent records and timestamps.

We use the information we collect to:

• Match your inquiry with one or more participating lenders who may be able to provide financing.
• Contact you about your inquiry and respond to questions you send us.
• Operate, maintain, improve, and secure the site and our services.
• Detect, prevent, and investigate fraud, abuse, and other unlawful activity.
• Comply with legal obligations and enforce our Terms of Service.
• Send administrative or service-related communications, including consent and opt-out confirmations.

We do not sell your information. We share the information described above with the following categories of recipients, as permitted by GLBA and applicable law:

• Participating lenders. When you submit an inquiry, we share your information with one or more participating hard money lenders in our network so they can evaluate and respond to your inquiry. Each participating lender is an independent third party and is responsible for its own privacy practices, disclosures, and credit decisions. A current list of participating lenders is available upon request.
• Service providers. We share information with vendors who perform services on our behalf, such as web hosting, analytics, email and SMS delivery, CRM, fraud prevention, and customer support. These providers are contractually required to use the information only to provide services to us.
• Legal and safety. We may disclose information when we believe in good faith that disclosure is required by law, legal process, or government request; to enforce our Terms of Service; or to protect the rights, property, or safety of any person.
• Business transfers. If we are involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of assets, information we hold may be transferred as part of that transaction, subject to applicable law.

When you submit an inquiry through this site, you are authorizing us to share the information you provide with participating lenders in our network so they can respond to your request. That sharing is necessary to deliver the service you are requesting.

If you do not want your information shared with participating lenders, do not submit an inquiry through this site. You may also opt out of future non-essential communications from us at any time by:

• Emailing us at [email protected] with “Opt Out” in the subject line.
• Replying STOP to any SMS message you receive from us.
• Using the unsubscribe link in any marketing email you receive from us.
• Calling us at 407-250-8939.

Opting out applies to communications from us. Participating lenders with whom your information has already been shared maintain their own opt-out processes; follow the instructions provided by each lender.

Consistent with the GLBA Safeguards Rule, we maintain an information security program that includes administrative, technical, and physical safeguards reasonably designed to protect the security, confidentiality, and integrity of the information we collect. Those safeguards include access controls, encryption of data in transit, vendor oversight, periodic risk assessments, employee training, and monitoring of our systems.

No system can be guaranteed to be completely secure. If you believe your interaction with us is no longer secure, please contact us immediately using the information in the Contact section below.

Depending on where you live, you may have the following choices regarding your information:

• Access and correction. You may request a copy of the personal information we maintain about you, or ask us to correct information you believe is inaccurate.
• Deletion. You may request that we delete personal information we maintain about you, subject to exceptions permitted by law (for example, information we must retain to comply with legal or regulatory obligations).
• SMS opt-out. Reply STOP to any text message to stop further messages from us.
